- 1 Bedroom: $1,999
- 2 Bedroom: $2,100
Tenants are responsible for all utilities. Rents are not subsidized or income-based. Section 8 and other housing vouchers are accepted, but renters are responsible for the full rent as stated.
The minimum income to lease, if you do not have a Section 8 or other housing voucher, is as follows:
One Bedroom - $59,970
Two Bedroom - $63,000
Applicants are not able to spend more than 40% of their income on rent. Rents subject to change when HUD
releases new income limits.

- Applicants cannot exceed the maximum allowable income limits:
Household size 1 2 3 4 Max allowable income $92,650 $105,850 $119,100 $132,300 - Under HOTMA, households with total assets over $51,600.01 must include either actual or imputed income calculated using HUD’s current passbook rate of 0.45% in their income eligibility, while those with $51,600.01 or less may exclude asset income. All financial accounts, digital wallets, lump-sum receipts, and recently disposed assets must be disclosed and verified.
- Homeownership restriction: You cannot own a home and lease an affordable unit—you must sell your property before moving in.
- Annual recertification required: Applicants can earn up to 140% of the median income at recertification, versus the initial 80% limit at occupancy.
- Screening process: Applicants must be approved by MCO Housing Services and the Leasing Office, which conducts credit checks, past landlord reviews, and CORI screenings.
